Short-term rental rules in Australia
Choose the place your property is in. Rules differ sharply within a country, so the national picture is rarely the one that binds you.
Cities we have checked that have no separate rules
We looked at these and found nothing that differs from the level above them, so there is no separate page. The rules that bind a property there are the ones linked beside it.
- Melbourne: Checked on 1 September 2026. The City of Melbourne has NO council permit, licence, registration or night cap for short stays. It consulted on a local law and paused it pending the state levy, so nothing council-level is in force. The Victorian rules bind you instead: the 7.5% Short Stay Levy on stays under 28 nights since 1 January 2025, and your owners corporation's power to ban short stays by special resolution, which does not reach a property used as a principal place of residence. See the rules that applyChecked 2026-09-01.
