The Perth metropolitan 90-night exemption has been applied. It covers 30 named metropolitan local governments, and a local government area cannot be resolved from an address alone. If this property sits outside them, including anywhere in the Peel region, its council sets its own planning requirements and this limit does not apply.

What this means in practice

  • Registration on the Western Australian STRA Register is required before advertising, and it is required whether or not you need planning approval.
  • Unhosted letting of up to 90 nights, which need not be consecutive, is EXEMPT from needing development approval across the 30 Perth metropolitan local governments. The 90 nights are counted over a 12-month period running from your registration date, not the calendar year.
