What this means in practice
- The planning rules for visitor accommodation in Hobart are set by the TASMANIAN GOVERNMENT under the State Planning Provisions of the Tasmanian Planning Scheme, not by the council. Short stay accommodation within a dwelling is exempt from needing a planning permit where the owner or occupier uses it as their primary place of residence, and a permit is required otherwise. Applications are made through PlanBuild.
- What IS Hobart's own is the money. The City of Hobart has adopted a DIFFERENTIAL RATING for properties used for short stay visitor accommodation, and it applies once you hold a planning permit for it. Cuvanti has NOT verified the amount, so none is shown. Ask the council before you budget, because obtaining the permit is what triggers it.
- A visitor management plan is commonly required as a condition of a planning permit where the property is part of a strata scheme or has a floor area over 200 square metres. Proposing one with your application is worth doing rather than waiting to be asked.
- If your property is in a strata scheme, check the body corporate rules. They are not relevant to the planning application and they can still stop you letting.
- You must provide the certificate of title with any planning application, and notify the owner if the property is not yours.
- COMING, NOT YET IN FORCE. Hobart planning scheme amendment restricting new whole-home visitor accommodation. NOT IN FORCE. Approved by the City of Hobart's planning committee and sent to the Tasmanian Planning Commission in August 2026 for final approval, with a public hearing anticipated. The Commission has the final say and has not given it. Once in force it would: It would prevent the creation of NEW whole-home visitor accommodation in the general residential, inner residential and low density residential zones. It would not affect existing permits, and letting a room while you live in the dwelling would be unaffected. No commencement date is fixed yet. Nothing in this item binds you today, and Cuvanti does not require it of you.

Night limits count across every channel you are connected to, not one platform at a time, which is the only way the number means anything. Cuvanti warns you before a booking would breach a limit, and tells you when a rule in your market changes.
