What this means in practice
- No territory-wide night cap. Check the lease purpose clause and any body corporate rules.
- A Short-Term Rental Accommodation Levy of 5% of the total booking amount applies to bookings made from 1 July 2025 for stays of not more than 28 continuous days. The amount includes booking fees and taxes, and excludes credit card fees and refunds.
- The levy is charged to the booking service provider, meaning the platform the guest booked through, not the owner. A booking made directly with the owner or occupier is not subject to the levy at all.
- Bookings made before 1 July 2025 are not caught, even where the stay itself falls after that date.
- Whether the levy treats hosted stays differently from un-hosted ones is not confirmed in Cuvanti. Check with the ACT Revenue Office before relying on any hosted exemption.
