What this means in practice

  • Brisbane does NOT require a short-stay permit. A Short Stay Accommodation Local Law was proposed in 2025 and would have required one from 1 July 2026, and on 12 May 2026 Council announced it is not proceeding with it at this time. Guides written before that date still describe the permit as live. It is not.
  • That decision was expressly 'at this time'. It is a withdrawal, not a repeal of an idea, and the proposal could return. Nothing about it binds you today.
  • Planning approval is a separate question and has not changed. Under Brisbane City Plan 2014 short-term accommodation is treated differently by zone, and in the low density residential zone it is impact assessable, meaning a development approval is required. Cuvanti does not hold Brisbane's zoning, so check the zone for your address before letting.
  • Your rates change when the property is used for paid guests. Council asks you to notify it if you provide transitory accommodation for more than 60 days in a year where each stay is under 42 consecutive nights, or paid guest accommodation for short stays under 42 nights. These are RATING thresholds and not limits on letting: exceeding them changes what you pay, it does not make the letting unlawful.
  • Cuvanti has NOT verified the rate in the dollar or the minimum general rate for the short-stay rating categories, so no amount is shown. Confirm with Council before pricing, because the differential is substantial.
  • Queensland sets no state-wide register and no state night cap, so apart from the above the state position on the Queensland page applies.
  • Body corporate by-laws may still restrict short-term letting.
