  • Bath: Checked on 1 September 2026 against Bath and North East Somerset Council. Bath has SEVERAL Article 4 directions in force, and NONE of them covers short-term lets or holiday lets. They cover office-to-dwelling conversions, demolition of walls, estate agents' boards, houses in multiple occupation, and several areas of protected land. Guides frequently cite the 2013 HMO direction as though it caught holiday letting: it does not. The England position binds you. Ordinary planning law still applies, so a material change of use from a dwelling to serviced accommodation can need permission on its own account, and listed buildings and conservation areas carry their own controls, which in Bath is a large part of the city. • Cornwall: Checked on 1 September 2026 against Cornwall Council. NO Cornwall-specific requirement is in force: no local registration, no licence, no night cap, and no Article 4 direction covering short-term lets. The council's own page describes national government proposals and says an Article 4 direction would take up to twelve months to put in place. The England position binds you, including that there is no mandatory registration scheme in force yet. Cornwall is a likely early adopter of whatever England introduces, so this is a page to re-check rather than a settled answer. Geltende Regeln ansehenGeprüft am 2026-09-01.
  • Glasgow: Checked on 1 September 2026. Glasgow has NOT designated a short-term let control area, so unlike Edinburgh there is no city-wide planning trigger on top of the national scheme, and the Scotland-wide licensing rules are the ones that bind you. Operating without a licence remains a criminal offence. Planning permission is still assessed case by case, and Glasgow has said it will grant it for a flat only in rare and specific circumstances, so ask the council about your own property before letting one. • Highland Perthshire: Checked on 1 September 2026. NO short-term let control area is designated in Perth and Kinross today, so the Scotland-wide licensing is what binds you and nothing extra is required. A control area for Highland Perthshire and the northern part of Eastern Perthshire is COMING: the Council agreed on 17 June 2026 to submit it to Scottish Ministers after consulting between 28 October and 22 December 2025, Ministerial approval is still needed, and it could take effect from 1 January 2027. Nothing about it binds you yet. Geltende Regeln ansehenGeprüft am 2026-09-01.
