Short-term rental rules in Netherlands
Choose the place your property is in. Rules differ sharply within a country, so the national picture is rarely the one that binds you.
Cities we have checked that have no separate rules
We looked at these and found nothing that differs from the level above them, so there is no separate page. The rules that bind a property there are the ones linked beside it.
- Eindhoven: Checked on 1 September 2026 against the Huisvestingsverordening gemeente Eindhoven 2025-2029, which is in force from 1 July 2025 to 30 June 2029. Eindhoven sets NO municipal night limit, no registration number, no per-booking notification duty and no permit for tourist letting, which makes it unlike Amsterdam, Rotterdam, The Hague and Utrecht. The Dutch national rules bind you instead, including the 21% VAT on overnight accommodation and the nachtregister. Eindhoven does levy toeristenbelasting of EUR 5.25 per person per night from 1 January 2026, which you collect and remit. See the rules that applyChecked 2026-09-01.
