What this means in practice

  • Greater London caps entire-home short letting at 90 nights per calendar year without planning permission, under section 44 of the Deregulation Act 2015 amending the Greater London Council (General Powers) Act 1973.
  • The 90 nights are PER PROPERTY, NOT PER PLATFORM. Nights let through Airbnb, Booking.com, your own site and any other channel all count toward the same 90. Cuvanti counts them across every connected channel, which is the only way the figure is meaningful.
  • Exceeding 90 nights without planning permission is a breach of planning control. If you hold permission for greater use, tell us and the limit will be lifted.
  • COMING, NOT YET IN FORCE. Mandatory short-term let registration scheme for England. NOT YET IN FORCE. Confirmed in principle but repeatedly delayed, from 2024 to spring 2026 and then to later in 2026. At the last check the registration portal, the fee, the data fields and the enforcement mechanics were all still unpublished. Once in force it would: Registration of short-term lets would become mandatory across England. Civil penalties of up to GBP 5,000 have been indicated once the scheme is live. No commencement date is fixed yet. Nothing in this item binds you today, and Cuvanti does not require it of you.

Cuvanti tracks this for your properties automatically

Night limits count across every channel you are connected to, not one platform at a time, which is the only way the number means anything. Cuvanti warns you before a booking would breach a limit, and tells you when a rule in your market changes.
