Hier wurde eine Annahme getroffen (Wortlaut auf Englisch).

The seasonal rule has been applied on the basis that this property is in a borough that permits principal-residence letting. Lachine, Saint-Laurent and Saint-Léonard prohibit it outright, and a borough cannot be resolved from the address we hold. Confirm the borough before letting.

Was das in der Praxis bedeutet

Diese Hinweise sind je Ort verfasst und liegen derzeit nur auf Englisch vor.

  • Montréal permits short-term letting of your PRINCIPAL RESIDENCE only between 10 June and 10 September each year. Outside that window it is prohibited. This is a seasonal rule, not an annual allowance: nights not used in the summer cannot be moved to another month.
  • Cuvanti enforces this window. A direct booking with any night outside 10 June to 10 September is refused rather than trimmed, because we cannot shorten your guest's stay for you and accepting the in-season part would leave out-of-season nights confirmed. Do not read the absence of a night limit as an absence of a restriction: the dates are the restriction, and they are the tightest rule on this page.
  • Letting is PROHIBITED ENTIRELY in the boroughs of Lachine, Saint-Laurent and Saint-Léonard, whatever the season.
  • You need a Quebec CITQ registration under the Tourist Accommodation Act for any letting of 31 consecutive days or less, whether the unit is a principal residence, a secondary residence or a room. The CITQ number must appear in your listing, and you must send it to the city once you have it.
  • You also need an annual City of Montréal permit. The analysis fee is CAD 350 including taxes. The permit must be printed and displayed so it is visible from the street.
  • Letting a property that is NOT your principal residence is a commercial tourist residence and is permitted only where zoning allows it. Check the zoning for your address before letting: the principal-residence route and the commercial route are different regimes with different rules.
